Young TB gelding from track swollen left knee and limping - any suggestions?

I recently brought home a young TB gelding (3 yrs old) who had been raced previously - he was raced too young, obviously, and has some knee complications. His knee is swollen on the front, the swelling doesn't go down or up, and he is lame - he limps mostly at the trot, but some days at the walk and other days not at all. I put on SMB sport/support boots on his front legs and they seem to help - do you have any further suggestions of what to do or what it may be?

First of all, stay off for a few days, weeks. If there is any heat detected in the area, you can use an ice bucket (made for horses to place their whole leg in, ice and running cold water from a hose). I would also use Bute along with this to see if he actually gets some relief...it may not be permanent. When palpated, does he try to pull back or react severely as if in severe pain? You can't go wrong with the cold treatment...can even use plastic bags with water and freeze them...leave enough room in the bags so that when the ice is frozen, you can crush it, then add water to it, then zip them back closed. It makes it easier for the ice packs to really fit around the leg and held in place with a thick pad, then an ace bandage...ALWAYS use a think pad, where you can see it protruding out of the top and bottom of the bandage to protect the circulation in the leg and avoid causing any other issues.

With more units to rent, any upkeep can come from the tenants rent, and still you will still have a steady income.

Passive income will do much for your portfolio, which you will need when it is time to do more apartment investing or to buy multi-family properties. Banks will look at you more favorably with a strong portfolio. There are also different tax breaks that will be available to you. There are many more incentives when you have passive income from commercial real estate, leading to more properties that will bring in still more passive income.

Home Staging: Interior Design...To Sell Your Home Fast

Home staging is very similar to interior design and it employs many of the same concepts: using color, light and accessories to balance a space visually and make it more appealing and attractive. However, home staging is more than just interior design; it is the process of preparing a house for sale. So instead of designing the space to appeal to the current residents - the sellers - the space is designed to appeal to potential buyers.

Staging is becoming increasingly popular as real estate agents and sellers alike look to distinguish their property from the competition. If you've ever walked through a model home, you will understand the feeling that buyers get. They react emotionally to an attractive and beautifully decorated home that they can mentally move their things into.

Staging is an extremely effective marketing tool and it is a fact that staged homes sell faster and for more money than their non-staged counterparts. If you choose not to stage your property, you not only risk leaving money on the table, you also risk letting it sit on the market longer than necessary.

Clean, Neutralize, Declutter

The most important aspect of preparation is to remove clutter. Clutter eats equity! Ready, Set, Stage

The goal of staging is to showcase your home's best features, such as a view, a large kitchen, wood flooring, a fireplace or unique architectural elements. Each room should have an obvious purpose. For example, a bedroom should look like a bedroom and not be packed with disparate miscellaneous items.

The stager will then choose a focal point to highlight in each room, such as a staircase, an arch or large windows. He or she will accomplish this by selecting a pleasant color scheme and then accessorizing with items such as rugs, vases, plants, linens, window treatments, and pillows. Often the stager will simply reposition your furniture and accessorize with existing items from the household, moving them from room to room and utilizing them in new and unexpected ways. This is where the artistry happens and this is how the stager earns her pay - by using her creativity and eye for decorating to make your home look beautiful - quickly. She will typically supplement with items from her own inventory and add some rented furniture, if necessary.

Another fun technique of the stager is the creation of vignettes - arrangements that set the stage and capture the imagination of potential buyers by making your home look elegant, relaxing and inviting... a laundry basket full of fresh white linens with some lavender tied with raffia, a breakfast tray on a fluffed-up bed with magazines and fresh flowers, and elaborate place settings and a beautiful centerpiece on the dining room table.

Once the staging is complete, it is Open House time. The stager will apply the finishing touches: open the blinds and shades, turn on all the lights and lamps, light candles, place up lights in dark corners, add fresh flowers, plug in air fresheners and perhaps put on soft music to create a peaceful ambience.

The Cost (Investment) of Staging

Staging can cost as little as a few hundred dollars for a detailed consultation (for those who wish to do it themselves but need some direction) to under $1000 for a small home to up into the thousands for a large vacant house in need of furniture, decorating and accessories. Many stagers will do as little or as much as the seller wants, and employing just a few decorating and staging techniques can go a long way. Typically the client will pay up front for the staging services, then pay a monthly rental fee for accessories and furniture that were brought into the home.

Regardless of the cost of staging, it is always less than your first price reduction, so it pays to make the investment up front and really impress the buyers. You typically won't get a second chance to make a first impression.

Basics of Federal Bond Issues

Most people associate the term 'investments' with stocks and mutual funds, but Federal bond issues also constitute a major chunk of the overall investments market. The annual turnover of US Federal Bond issues is many times more than that generated by the collective stock markets. Although considered the safest investment options in the US, Federal Bonds are not free from obscurity. The following information will help you understand the basics of these bonds.

How and why they are issued?

The main organization that coordinates Federal bond issues is the Central Bank, which first conducts a market survey to assess the current investment needs of investors. This survey involves consultations with various entities like investment dealers, banks, and other financial organizations that are experienced in handling Federal bond issues. This is done to ensure that proper legal procedures are being followed. The marketing phase of Federal Bond issues usually lasts a week, during which potential underwriters review and evaluate the terms and conditions of the bond issue. This helps them in quoting an appropriate bid amount. This process is eliminated, when the government appoints a single underwriter, based on past relationships with the person. If multiple underwriters are to be appointed, the government allows all interested parties to submit their purchase bids, which includes general terms and conditions, the term of the bond issue, the actual amount of the bonds, interest rates, amortization schedule, and details about prepayment provisions.

Completing documentation requirements

In the final phase of the process of issuing Federal bonds, the appointed underwriter wires the purchase price to the paying agent, who in turn transfers back the cost of issuance according to the terms and conditions. The paying agent is also entrusted with the task of allocating funds to the appropriate parties or projects, depending on the original purpose determined in the initial phases of the Federal bond issue. The counsel firm then prepares the closing documents, a copy of which is sent to all the participants of the issue.

The closing documents are highly technical in nature and you will have to be a law professional to understand the kind of information given in them. These documents are used as a proof that the terms and conditions of the purchase proposal have been fully approved.

Those lucky enough to logging on to North Korea's state website this week were greeted with the somewhat surprising news that the "Supreme Being Of The World" Kim Jong-Il was not just the ruler of all that he purveys but has in fact become a fashion icon.

The article quoted a rather strangely unidentified French fashion expert who apparently said: "Kim Jong-Il mode is now spreading expeditiously worldwide is something unprecedented in the world's history".

Could Jong's brown straight zipped jacket and matching polyester trousers be making waves in the world of fashion? Is Dictator chic be the next best thing? With vintage so in style here at the YLF bunker we wondered if perhaps there really is something to Jongs retro look? Is totalitarianism fashion trendy?

5. Joseph Stalin- the Big Daddy of all dictators is possibly  where Jong Il got his inspiration. Despite having a wrestle mania style nick-name of ‘man of steel' this tyrant created the austere Communist collar less look and large moustache. His early use of the cravat as a young man (as pictured) was said to be positively revolutionary.

In Bible: When Herod the King and All Jerusalem Was Troubled?

This is a new series (1-28) of Verse No. in the Bible versus the Quran.

Verse No. 28 in the Old Testament says: And God blessed them. And God said to them, "Be fruitful and multiply and fill the earth and subdue it and have dominion over the fish of the sea and over the birds of the heavens and over every living thing (creature) that moves on the earth.

Verse No. 28 in the New Testament says: When Herod the king had heard these things, he was troubled, and all Jerusalem with him.

Verse No. 28 in the Noble Quran says: O mankind! worship your guardian-lord, who created you and those who came before you, that you may have the chance to learn righteousness; so that you will be cautious; so that you may guard against evil.

In article 27, Genesis 1:27 says: God created man in His own image, in the image of God He created him; male and female He created them.

Recent studies suggest that vividly colored males are favored via sexual selection (handicap principle) while natural selection via predation favors subdued tones.

In aquarium:
Occasionally male guppies may behave aggressively towards each other, engaging in fin-nipping and other bullying behavior. Guppies live in complex social networks, choosing social partners and remembering them.

Gender:
Males have longer, more colorful fins and are smaller than females, which tend to be dull colored. However, the most definitive feature in males is the genitalia - a stick-like modified anal fin.
